Sacramento, CA
The Sacramento Commons Project is a mixed-use development providing 430 residential apartments, associated amenities, and additional commercial retail space in the heart of Sacramento. This campus required a Building Enclosure Commissioning (BECx) program in accordance with California’s sustainable building codes. Early in the design process, Lerch Bates helped the team identify several waterproofing and building enclosure details that still needed to be developed.
Lerch Bates worked closely with the Architect of Record to provide a supplemental detail package to address roofing and waterproofing design details for transitions between facade systems, attachment points, and other high-risk building enclosure conditions. Throughout construction, Lerch Bates provided quality assurance services including submittals and shop drawing reviews, construction phase quality assurance observations and reporting, and field performance testing.
