About Pat

Pat joined the Lerch Bates team in 2021 with a diverse background across multiple industries. Specializing in ASTM Property Condition Assessments (PCA), cost estimating, and life cycle analysis. Pat can help clients understand where they stand today, where they want to go, and how they are going to get there from both a financial and technical perspective.  He especially enjoys providing guidance to not-for-profit clients, building institutional competence and expertise in pursuit of their mission.

Pat has a broad range of assessment experience in multi-family, hospitality, and municipal districts. He is familiar with building enclosure systems including roofing, cladding, and fenestrations, mechanical systems including building automation, geothermal systems, photovoltaic systems, elevators, boilers, chillers, cooling towers, and heat pumps, municipal systems water collection, treatment and distribution systems, large scale snowmaking equipment, Gondola and ski lift equipment, snowmelt and pavement systems.
